Our Heritage

American Title & Abstract Specialists Inc opened its doors May 1992. Soon thereafter, it merged with Etzold Abstract, the oldest title company in Seward County, KS. In 2001, it acquired Southwest Title Co., making American Title & Abstract Specialists Inc the only title company in Seward County. With records from three title companies and a professional staff of title and closing agents, our firm can give you the best and most efficient service in the area.

Buyer Protection

Buyers many times don't realize the added benefits of having a title insurance policy until they need it. Coverage protects against rival claims of third parties arising from prior owners, holders of mortgages given by the seller or prior owners, judgments and liens against the seller or prior owners, possible unknown heirs and devisees of deceased prior owners, and the beneficiaries of the estate of the deceased prior owners.


We ensure that all back taxes, homeowners’ association (HOA) dues/condominium dues, city and county liens for water utilities, code enforcement, and nuisance – all of which are potential hazards to your ownership of the property (and to your wallet) in the absence of a title insurance policy and professionally coordinated closing.


We ensure all of these items are cleared as merited by the unique circumstances of your transaction, so that you, the buyer, may take ownership of the property with a clean slate.


Seller Protection

Our team makes sure that sellers receive full contractual consideration due in their transactions. We guarantee that buyers and lenders pay with pure funds, so when deeds are exchanged, there is no question about ownership. The deed will not be recorded in the public records until you are paid in pure funds, your mortgage is paid off, and anyone else due funds at closing is paid so that when you leave the closing table, you have no further obligations arising from your ownership of the property.


By requiring a federal bank wire of all buyer’s funds due at closing, we are able to expedite and disburse sale proceeds without having to wait for funds to clear.


We can wire proceeds of sale to any bank account of choice to mortgage lenders and, if needed, to other title companies associated with the transaction. Whatever unique situation arises, we get it done.


You maintain ownership of your property until the legal title passes. This happens only after the last document is signed, and all the funds are accounted for and ready to be disbursed as appropriate.


Other items we include:

  • Ensure collection of all applicable taxes and recording fees and deliver documents to the Clerk of the Court so that the county’s public land records are updated In the tax rolls by the County Office.
  • Deliver copies of executed deeds and any transfer fees due to any HOA and/or condominium associations so that they can update the association records.
  • Report to the IRS, as the law requires, under the specific circumstances of your transaction.
  • Prepare all other necessary closing documents. These include warranty deeds, closing affidavits, the HUD­1 closing statements, any corrective deeds, specific durable power of Attorney, and any other corrective work that may need to be done on the chain of title to the subject property.
  • Review and order and procure a boundary survey of properties, as needed.
  • Maintain a digital copy of all closing documents for added security.
